Property investors are zeroing in on Côte-Verte after City Hall confirmed the completion date for the Metro Line 4 extension, promising faster commutes and a burst of new development in Bastille’s northern growth corridor.

This infrastructure milestone signals a turning point for Côte-Verte, which until recently was best known for its industrial fringes and patchwork of postwar housing. With a wave of new transport and retail amenities, the neighbourhood is drawing attention from both buyers priced out of inner Bastille and investors hunting fresh opportunities in an overheated market. The race for prime land in Côte-Verte now mirrors early cycles seen in other once-overlooked suburbs such as La Manufacture and Pont-Saint-Jean, where transport upgrades kickstarted neighbourhood turnarounds.

Transit, Retail and Housing Collide

The impact of transit upgrades is already visible at street level. The new Côte-Verte Métro station, set for opening in March 2027 on the corner of Avenue de la Liberté and Rue Anatole France, is fronted by hoardings advertising retail space at the upcoming Marché Vert. This mixed-use development promises a supermarket, co-working space and a 24-hour gym, according to plans filed with the Bastille Urban Development Agency. Data Points to Ongoing Momentum

According to Bastille’s quarterly land registry report published June 20, median house prices in Côte-Verte rose 13% year-on-year, outpacing the citywide average of 6%. Entry-level apartments now command €281,000, up from €248,000 in mid-2025. The Bastille Housing Authority reports a 22% increase in first-home buyer applications for Côte-Verte postcodes compared to last year, while CBIM Bastille, a major property consultancy, notes that investors are targeting the suburb for yield, with gross rental returns averaging 4.1%.

Council minutes from May confirm that public funding for the Metro extension and upgrades to Espace Public Côte-Verte, the suburb’s main plaza, remains ring-fenced for delivery over the next 24 months.
