Bastille Quarterly Prices Rise 4.2 Percent but Sit 2.1 Percent Below July 2025 Marks

The shift comes as global energy disruptions and shifting NATO spending priorities ripple through local buyer sentiment. Higher borrowing costs tied to missile-program funding announcements have cooled some investor activity that surged after the 2025 spring rebound.
Sales activity stayed brisk in the Saint-Honoré Quarter, where 47 apartments changed hands in June, and along Rue Lafayette near the old covered market, where three commercial units sold above asking. The Bastille Property Registry logged 312 residential transactions citywide during the quarter.
Registry data released on July 7 placed the median sale price at 482,000 euros, up from 462,000 euros in the first quarter but down from 492,000 euros in April-to-June 2025. Detached houses in the Riverfront Quarter averaged 615,000 euros, while one-bedroom flats near Place de la République fetched 295,000 euros on average.
Street-level shifts
Properties on Boulevard Bastille saw the sharpest quarterly lift, with three listings closing at 8 to 11 percent above their March asking prices. In contrast, units along Avenue de la Gare recorded only a 1.8 percent median rise and several remained on the market beyond 60 days.
Local agents attribute the pattern to renewed interest from buyers seeking proximity to the new tram extension that opened in May. The same extension has yet to lift values in the eastern edge of the Old Town District, where prices stayed flat from the prior quarter.
