First-home buyer activity in Bastille rose to 47 new registry applications by the end of June 2026, according to the city housing office.
The increase follows three months of steady price softening in entry-level segments, which has drawn attention from residents under 35 who had delayed purchases during earlier rate hikes. Local agents report that the shift coincides with wage growth in the logistics and tourism sectors that employ many young workers here.
Target neighbourhoods and support programmes
Most inquiries now target one-bedroom units along Rue Saint-Antoine and in the Canal Quarter, where older stock has been converted under the Bastille Affordable Homes Initiative. The initiative, run jointly with the city planning department, offers deferred stamp duty for buyers who remain in the property for five years. Crédit Municipal’s Bastille branch has also expanded its first-time buyer mortgage product to cover up to 95 percent of the purchase price for applicants earning under €42,000 annually.
These programmes have concentrated activity in the 10th and 11th arrondissements rather than newer peripheral estates. Agents at three agencies on Place de la République confirmed that viewings for properties priced below €200,000 increased by roughly one-third between May and June.

The Bastille Property Board released its quarterly snapshot on 5 July showing the median price for one-bedroom apartments at €178,500, down from €195,000 recorded in March. Transaction volumes in that band reached 112 sales in the second quarter, compared with 89 in the first. Listings on the city portal indicate that 28 units under €185,000 remain available in the two named districts.
Buyers who have already secured pre-approval are advised to contact the housing office before the end of July, when the next round of Affordable Homes Initiative allocations closes.
