Bastille Sellers Cut Prices as Properties Linger Longer on Market
Properties are lingering longer before sale while sellers trim asking prices in several districts.
How we reported this
Average days on market in Bastille reached 47 in June, up from 31 in May, while the typical vendor discount climbed to 4.3 percent according to figures compiled by the Bastille Real Estate Association.
Buyers now hold more leverage in negotiations because financing costs remain elevated and global uncertainty has slowed decision times. The shift matters now because inventory has built up faster than sales since spring, forcing more owners to adjust expectations before the summer slowdown sets in.
Street-Level Shifts
Along Bastille Street in the Market Lane neighbourhood, 12 listings have been active for more than 60 days, compared with only four at the same point last year. In the Riverfront Plaza area, the Local Development Agency recorded an average discount of 5.1 percent on completed sales last month, the highest since early 2024. Both locations sit within the city’s core commercial loop served by the Bastille Chamber of Commerce housing program, which tracks transaction data for its quarterly reports.
The association’s July 1 release showed 184 properties sold citywide in June at a median price of €412,000, down 2.8 percent from May. Properties priced above €550,000 took an average of 58 days to sell, while those under €350,000 cleared in 39 days. Discounting appeared most frequently on apartments in buildings constructed before 1980.
Next Steps for Sellers and Buyers
Sellers preparing listings in the coming weeks should review recent comparable sales on their block rather than relying on peak-spring figures. Buyers who move quickly on well-presented homes priced within 3 percent of recent sales can often secure a further reduction at contract stage. Agents report that offers submitted within the first 10 days now receive faster responses as owners seek to avoid further price cuts later in the quarter.
