One two-bedroom flat on Rue de Lancry that sold for 875,000 euros in late 2024 attracted seven offers last month before closing at 965,000 euros. Further east, a 68-square-metre loft on Quai de Jemmapes listed at 1.05 million euros received four bids in five days and settled 42,000 euros above the asking price. Both streets sit within the perimeter of the city’s ongoing canal-side renovation programme, which has upgraded lighting and pedestrian access along the water since 2023.
The local market data service Meilleurs Agents recorded an average price of 12,450 euros per square metre for the Canal Saint Martin postcode in June 2026, up 8.2 percent from 11,510 euros twelve months earlier. Inventory has dropped to 142 active listings, the lowest June figure since 2019. Agents at the neighbourhood office of Century 21 Canal note that 62 percent of current buyers are investors rather than owner-occupiers, reversing the 2025 split when owner-occupiers held a slim majority.

Local notaries expect the current pace of investor activity to hold through September unless fresh global market shocks intervene.
