Buyers seeking steady cash flow have shifted focus here after central Paris districts recorded slower rent growth amid tighter lending rules introduced in March. Local agents report that demand from corporate relocations and short-term professional lets has lifted occupancy rates above 94 percent in the 10th and 11th arrondissements, making the canal corridor stand out against slower-performing pockets farther east.
Two addresses illustrate the pattern. A one-bedroom flat on Rue Alibert sold in May for €485,000 and now rents for €2,150 a month. Another unit above the former Hôtel du Nord on Quai de Jemmapes changed hands in April and is already booked through the end of the year at €1,980 monthly. Both buildings sit within 200 metres of the canal’s pedestrian towpath, where foot traffic from the weekly Marché Saint-Martin supports nearby cafés and small offices.
Yield drivers in the 10th
Figures compiled by the Paris Chamber of Notaries show median sale prices along this section reached €9,850 per square metre in June, while average rents climbed to €29.40 per square metre. That combination produces the 6.4 percent gross yield cited by four agencies active on Rue Bichat and Rue de la Fontaine au Roi. Comparable yields in the 3rd arrondissement averaged 4.9 percent over the same period.
Renovation activity has also accelerated. Permits filed with the 10th arrondissement town hall show 47 projects approved since January for energy upgrades, many tied to the city’s zero-interest eco-loan program that caps at €30,000 per unit.

Investors planning entries before the September school-year rush should check listings through the local branch of the FNAIM on Rue du Faubourg Saint-Martin and review the latest rent reference index published by the Observatoire Local des Loyers on 10 July. Early viewings of off-market units near Square du Temple have already drawn multiple offers, according to two agencies contacted this week.
