Numbers behind the choice
Paris Notaires recorded an average sale price of €11,850 per square metre for apartments in Montmartre in the second quarter of 2026, up from €10,900 a year earlier. In the same period the two build-to-rent sites reported 94 percent occupancy within eight weeks of handover, with average tenant stays projected at 28 months according to the operator’s filings.
Tenants at both addresses receive a single annual rent review capped at inflation plus 1 percent under the terms of the City of Paris agreement, removing the annual surprise common in older private rentals along Boulevard de Clichy.
