The Rue du Dragon site sits two blocks from Place Saint-Germain-des-Prés and 300 metres from the Église Saint-Germain-des-Prés, where developer Paris Habitat has partnered with the local mairie on a 25-year ground lease. A second project at the corner of Boulevard Saint-Germain and Rue de Rennes, managed by the same team, will add 98 flats next spring under the city’s “Logement Locatif Intermédiaire” programme that caps income eligibility at 1.8 times the Paris median.
Both schemes include 24-hour concierge, parcel lockers and a shared ground-floor workspace that tenants can book without extra charge.
Rent versus purchase numbers
INSEE figures released in May showed the Saint-Germain-des-Prés postcode median sale price at 14,650 euros per square metre in the first quarter, up 3 per cent from the same period in 2025. A comparable 55-square-metre flat would therefore require roughly 805,000 euros plus notary fees, while the same size unit in the Rue du Dragon building rents for 3,410 euros monthly on a three-year lease with a 2 per cent annual cap.
Residents who sign before December receive a waived agency fee and priority access to any future units released by the operator.
Prospective tenants should check the mairie’s housing portal for eligibility lists and visit the Rue du Dragon marketing suite before the next allocation round closes on 31 July.
