Paris city hall approved the 380 million euro project in late 2024 to ease pressure on the existing Metro Line 4 at Saint-Germain-des-Prés station, where daily ridership hit 68,000 last year. The change matters now because national infrastructure spending has accelerated under the latest transport budget passed in March, and private developers have already lodged six planning applications for mixed-use buildings within 400 metres of the new entrance.
Local sites set for direct impact
Two blocks from the planned station, the Marché Saint-Germain food hall on Rue Lobineau has seen foot traffic rise 22 percent since construction fencing went up in April. Further east, the École des Beaux-Arts on Rue Bonaparte is negotiating with the city to expand its campus into a former printworks on Rue Jacob, a move that would add 1,200 square metres of teaching space by 2028.
These anchors sit inside the growth corridor bounded by Boulevard Saint-Germain to the north and Rue de Seine to the south, where zoning rules were relaxed in 2025 to permit taller residential infill.

Notaires de Paris figures released on 2 July show average apartment prices in the 6th arrondissement reached 13,850 euros per square metre in the second quarter, up 7.4 percent from the same period in 2025. One three-bedroom flat on Rue de Tournon sold for 2.1 million euros in May after receiving eight bids within ten days.
Buyers from London and Frankfurt have accounted for 31 percent of transactions above 1.5 million euros since January, according to local agency records.
Prospective purchasers should check the city’s open-data portal for the final RER C timetable, expected in September, and review noise-mitigation plans for any property within 150 metres of the new tracks before making an offer.
