Local programme “Habiter Saint-Germain 2025” has already funded façade grants on those streets, giving new owners a ready template for permitted works once the rezoning passes.
Current listings show average asking prices of €13,800 per square metre for the Saint-Placide stock, compared with €18,400 on the north side of Boulevard Saint-Germain. Transaction data from the notaries’ chamber for the first half of 2026 records 14 sales in the 200-300 square metre range, with the median closing price rising 6.4 per cent year-on-year.

Properties within 150 metres of Rue de Rennes qualify for an automatic 15 per cent floor-area bonus if the owner commits to 20 per cent social housing. Those further out can still apply under the existing “Opération de Revitalisation du Territoire” scheme that runs until December 2027.
